As of October 2026, homes in South Huntington Beach ZIP 92646 sold at a median of $1,405,587 over the three months ending September, up 18.4% from a year earlier. Price per square foot slipped 1.2% to $744. Redfin counted 138 sales in September, at a median 100.3% of list. At the median with 20% down and Freddie Mac's 7.32% average, principal and interest run about $7,724 a month, and Orange County's roughly 1.1% tax rate adds about $1,288.
My read: The 18% jump comes from bigger homes selling, not from every home gaining 18%. Value per foot is flat. Well-presented homes still sell at list in about five weeks, so the real swing for buyers is the rate, not the price.

From bean fields to Surf City.
Huntington Beach is a young city on old coastal land. Its story runs through Tongva villages, a Spanish land grant, sugar-beet fields, a famous oil boom, and the surf culture that made it Surf City USA.
A Name That Kept Changing
Before it settled on one name, the area was called Shell Beach, the town of Smeltzer, Gospel Swamp, Fairview, and Pacific City as it grew into a seaside resort.
Source: Wikipedia.Named for a Railroad Magnate
Pacific City was renamed for Henry E. Huntington, who extended his Pacific Electric Red Car line to the coast. The first Huntington Beach Pier opened the same year.

Huntington Beach incorporated on February 17, 1909, under first mayor Ed Manning. The Huntington Beach Company was the first developer and still owns local mineral rights.

After oil was discovered in 1920, the population jumped from about 1,500 to 5,000 in under a month. Derricks lined the bluffs and beaches for decades.

George Freeth gave the city its first surfing demonstration in 1914. Duke Kahanamoku followed in 1925, the first US Surfing Championships came in 1959, and the Surf City nickname became official in 1991.

Donald Douglas turned local bean fields into an aerospace center that built the upper stage of the Saturn V rocket. The plant later became McDonnell Douglas, then Boeing.

The south end of Huntington Beach is bounded by water on two sides. The Pacific holds the west, the Santa Ana River holds the east, and a chain of restored salt marshes sits between them along Pacific Coast Highway. That green and blue edge is a large part of what buyers are paying for here.

Huntington State Beach
The 121 acre state beach was established in 1942 and extends two miles from Beach Boulevard south to the Santa Ana River at the Newport Beach line. It carries fire rings, shade ramadas, restrooms, and year round lifeguard patrol. The southern end holds a snowy plover and California least tern nesting reserve, which is closed to the public.
For most of the 92646 tracts this is the closest sand, reached from Magnolia, Brookhurst, or Beach Boulevard. The paved beachside trail runs 8.5 miles between Bolsa Chica and Huntington State Beach, so the whole coast is rideable from a driveway in Meredith Gardens or Glen Mar Shores.
Source: California State Parks. The Huntington Beach Wetlands
The Huntington Beach Wetlands Conservancy owns and manages about 190 acres of salt marsh and coastal dune between Beach Boulevard and the Santa Ana River. Talbert, Brookhurst, Magnolia, and Newland marshes sit right across Pacific Coast Highway from the state beach. An interpretive center and observation decks give public access, and the marshes draw migratory birds along the Pacific flyway.

Huntington Central Park covers about 350 acres, which makes it the largest city park in Orange County, and it holds the Shipley Nature Center on 18 acres of native habitat. Closer to home, the south end leans on Edison Community Center and Park, Lake Park, Eader Park, and Le Bard Park by the river.

Living this close to the river mouth and the marshes has a paperwork side. Parts of the south end fall inside mapped flood hazard areas, insurance pricing follows those maps, and anything in the coastal zone can trigger a separate permit path. None of that is a reason to walk away. It is a reason to check early, while you still have contingencies.
Verify by address. Sources: FEMA Flood Map Service Center and the California Coastal Commission.- Pull the FEMA flood map for the parcel, not the street
- Quote hazard and flood insurance during the inspection window
- Ask the city whether planned work sits inside the coastal zone
- Read the natural hazard disclosure before you release contingencies
Property taxes, utilities, and who to call in South Huntington Beach, CA.
California taxes start from your purchase price, not the seller's bill. Proposition 13 sets a 1% base, local bonds add to it, and the city runs its own water, sewer and trash billing. Confirm each one against the exact address before you budget.
Property Tax
Proposition 13 sets the base at 1% of assessed value, and voter-approved bonds add to it. Orange County rates average about 1.1% of taxable value. Assessed value can rise no more than 2% a year until a sale. At the $1,405,587 median, 1.1% is about $15,460 a year.
Sources: OC Assessor; California Board of Equalization, accessed .Relief Programs
The Homeowners' Exemption removes $7,000 of value and saves at least $70 a year; file by February 15 for the full amount. Proposition 19 lets owners 55 and older move their tax base. The state Property Tax Postponement program helps owners 62 and up with household income of $55,181 or less.
Sources: OC Assessor; State Controller, accessed .Billing Schedule
Bills come in two installments. The first is due November 1 and late after December 10. The second is due February 1 and late after April 10. eCheck payments cost nothing. After you buy, expect a separate supplemental bill. The county transfer tax is $0.55 per $500 of value.

Southern California Edison supplies power; call 1-800-655-4555 or start service online. SoCalGas serves natural gas at 1-877-238-0092, Monday to Saturday. Many south end homes date to the 1960s and 1970s, so I check the electrical panel before you plan an EV charger.

The City of Huntington Beach provides water, sewer and trash on one city account. Call Municipal Services Billing at 714-536-5919, press 9, weekdays 8:30 AM to 4 PM. A service application fee appears on the first bill, and same-day turn-on costs $85.
Sources: City of Huntington Beach utilities; OC San, accessed .Trash & Recycling
Republic Services collects trash under a city contract. Single-family homes get blue recycling, green organics and brown trash carts, emptied weekly between 7 AM and 6:30 PM. Call the city Trash and Recycling Office at 714-375-5010. Carts stay with the house when you move.

Alex runs his practice like a well-annotated playbook. Here is what is happening, here is what it means, here is what he recommends. The goal is a clear head and a confident decision, not a hard sell.
Clarity at Every Step
You always know where things stand, what comes next, and why each move makes sense. No jargon, no surprises.
Annotated, Not ImprovisedData Over Theatrics
Recommendations rest on current comparable sales and local numbers, not pressure or sales talk. The data leads.
Logic and IntegrityA Steady Hand
Buying or selling is a big chapter. Alex carries the stress so the process feels calm, organized, and under control.
Understated EmpathyYour Surf City move starts with one conversation.
With more than a decade in Orange County, an endorsement from Shark Tank's Barbara Corcoran, over 500 five-star reviews, and more than 400 million dollars in sales, Alex Yu is ready to help you buy, sell, or invest in South Huntington Beach with a clear head and steady guidance.
Contact Alex YuThe questions buyers and sellers ask me most.
Start by getting pre-approved with a lender so you know your budget, then connect with Alex to define your must-haves. Coastal Huntington Beach moves quickly, so being ready matters. Alex sets up tailored searches, tours homes with you, and guides you through offers, inspections, and closing.
Selling well starts with accurate pricing and strong presentation, then real marketing exposure. Alex prices using current comparable sales, prepares the home to show its best, and promotes it across Zillow, Realtor.com, Redfin, and Homes.com. In a market this competitive, a sharp launch protects your final price.
Buyer closing costs typically run about 2% to 4% of the price, covering lender fees, title work, and taxes. Seller costs include agent compensation plus prep and any concessions. Commission is negotiable and agreed in writing up front. Alex walks you through a clear estimate before you commit.
Most single-family tracts in South Huntington Beach carry no HOA dues and rarely any Mello-Roos special tax. Condos, townhomes, and 55-plus communities like Huntington Landmark do carry HOA dues that fund pools and common areas. Alex confirms the exact dues and any Mello-Roos for every property before you write an offer.
South Huntington Beach is served by the Huntington Beach City School District for elementary and middle school, then the Huntington Beach Union High School District. Many homes feed Eader Elementary, Sowers Middle, and Edison High School. Always verify the exact attendance area for a specific address with the district.
Yes. Alex works with relocating and remote buyers often, using video tours, neighborhood briefings, and digital signing so you can move forward from anywhere. He helps you understand commute times to the airports and job centers, school options, and which neighborhoods fit your lifestyle and budget.
First-time buyers usually need steady income, a credit profile a lender can work with, and funds for a down payment and closing. Many programs allow lower down payments, including FHA and conventional loans. The first step is a lender pre-approval, then you shop within a budget you are comfortable with.
A contingency is a condition that must be met for the sale to proceed. Common ones cover inspection, financing, and appraisal. They protect you by giving an exit if a problem appears, like a failed inspection or a low appraisal. Alex structures contingencies that protect you without weakening your offer.
Escrow is a neutral third party that holds funds and documents during the transaction. Your deposit sits in escrow until closing, then is applied to your purchase. The escrow officer makes sure money and the deed change hands correctly. Alex coordinates with them so nothing slips through the cracks.
South Huntington Beach can work well for the right investor. Coastal demand, strong schools, and limited supply support steady rental interest and long-term value. As a former bank REO manager, Alex brings an investor's eye to the numbers and helps you run them before you buy.
South Huntington Beach sits about 12 miles from John Wayne Airport, roughly 18 minutes off-peak, and about 9 miles from South Coast Plaza in Costa Mesa, around 15 minutes. Long Beach Airport is about 18 miles north, and downtown Los Angeles is about an hour by car.
South Huntington Beach is too specific for a one-size-fits-all model. Each tract prices and sells differently, and proximity to the beach, the schools, and the wetlands all move value street to street. A local agent who knows the neighborhoods, schools, and recent sales gives you sharper pricing and stronger negotiation.
Downtown Los Angeles sits about 40 miles north, which runs close to an hour off peak and noticeably longer in weekday traffic. Most people here take Beach Boulevard or Brookhurst to the 405, then the 605 or the 710. Orange County job centers are far closer, with Santa Ana around 20 minutes and Irvine around 25.
There is no fenced off leash dog park inside 92646 itself. The city dog park sits at Edwards Street and Inlet Drive on the edge of Huntington Central Park, roughly 10 to 15 minutes from most south end streets. Huntington Dog Beach runs along Pacific Coast Highway between Seapoint and Goldenwest for off leash sand, and Costa Mesa Bark Park is another option across the Santa Ana River.
Supermarkets and pharmacies cluster where Brookhurst, Magnolia, Adams, and Beach Boulevard cross, so most 92646 households stay inside a five minute drive of a full grocery run. Larger format and warehouse shopping sits north along Beach Boulevard near Bella Terra. Costa Mesa adds more across the Santa Ana River.
Huntington State Beach covers 121 acres and runs two miles from Beach Boulevard south to the Santa Ana River. Across Pacific Coast Highway, the Huntington Beach Wetlands hold about 190 acres of restored salt marsh. Inland, the south end uses Edison Community Center and Park, Lake Park, Eader Park, Le Bard Park, and Bartlett Park. A paved beach trail runs 8.5 miles from Bolsa Chica to the state beach.
Most of the destination dining sits along Pacific Coast Highway, Main Street, and Pacific City, all a short drive from the 92646 tracts. Adams, Brookhurst, and Beach Boulevard carry the everyday neighborhood spots, from taquerias and sushi to breakfast and coffee. The Eat and Shop section on this page lists specific places with addresses.
John Wayne Airport is about 12 miles away, roughly 18 minutes off peak. The usual route is Brookhurst Street or Beach Boulevard to the 405 south, then MacArthur Boulevard. Long Beach Airport is about 18 miles north on the 405, and LAX runs about an hour depending on traffic.
